What this team self-performs.

Since 2016, Alcove and its principals have developed, built, and managed residential, multifamily, mixed-use, medical, and commercial real estate across the Midwest.

Alcove self-performs development and asset management, with day-to-day property management through affiliated Cornerstone Property Management and vertical construction through its general contractor, AU Construction. That structure keeps one team accountable from the first site visit to years of operation.

Alcove both builds to sell and builds to own, and it still owns and manages many of the neighborhoods and buildings it has delivered. Aligning Alcove’s incentives with the long-term health of a place is the point.

    Lead / prospecting

    Identifying sites and partners, and testing early whether a location can carry the program.

  2. 02

    Acquisition & due diligence

    Land, entitlement, utility, and market review before a project is committed.

  3. 03

    Entitlement & design

    Rezoning, platting, and municipal approvals, carried alongside design coordination.

  4. 04

    Pre-development / financing

    Budgeting, the capital stack, bank relationships, and incentive districts, settled before ground breaks.

  5. 05

    Construction

    Vertical construction through Alcove's general contractor, managed to schedule and budget.

  6. 06

    Lease-up

    Bringing a finished building to occupancy, with leasing and day-to-day management through an affiliated management company.

  7. 07

    Stabilization / asset management

    Long-term ownership, financing relationships, and property management after delivery.

  8. 08

    Disposition

    Alcove builds to sell and builds to own. At this stage a project is either released or kept and managed for the long term.

Much of Alcove’s work is delivered in partnership with Kansas municipalities: through entitlements, rezoning and platting, incentive districts, and public-private partnerships that make attainable housing and neighborhood commercial space feasible.
