- 07
Preconstruction & construction management
Alcove manages preconstruction and construction, guiding clients through each step from budgeting and bidding to delivery.
- 08
Finance options
Alcove structures its own capital stack through bank relationships, equity, and incentive districts, and walks clients through the financing routes open to their project.
- 09
Property management
Leasing and day-to-day management after delivery, through an affiliated management company.
Process
Eight phases, no handoffs.
Every Alcove project moves through the same sequence. Because Alcove owns and manages much of what it builds, the standard at each stage is set by the years of operation that follow.
- 01
Lead / prospecting
Identifying sites and partners, and testing early whether a location can carry the program.
- 02
Acquisition & due diligence
Land, entitlement, utility, and market review before a project is committed.
- 03
Entitlement & design
Rezoning, platting, and municipal approvals, carried alongside design coordination.
- 04
Pre-development / financing
Budgeting, the capital stack, bank relationships, and incentive districts, settled before ground breaks.
- 05
Construction
Vertical construction through Alcove's general contractor, managed to schedule and budget.
- 06
Lease-up
Bringing a finished building to occupancy, with leasing and day-to-day management through an affiliated management company.
- 07
Stabilization / asset management
Long-term ownership, financing relationships, and property management after delivery.
- 08
Disposition
Alcove builds to sell and builds to own. At this stage a project is either released or kept and managed for the long term.
